The Platform is a mixed-use development in Charlotte's Lower South End, combining adaptive reuse and new construction, designed to meet transit-oriented standards while enhancing community interaction with comprehensive civil and landscape planning.
The Platform is a transformative mixed-use development located in the vibrant Lower South End (LoSo) of Charlotte, North Carolina. The site combines an 11,250-square-foot single-story adaptive reuse building with a new three-story, 31,840-square-foot mixed-use building.
The Platform was one of the first projects to be entitled and developed under the City of Charlotte Transit Oriented Development standards. Through continuous collaboration among the consultants, developer, and jurisdictional agencies, the project navigated dynamic regulatory requirements for frontage conditions associated with multiple front yards and visibility, railway corridor land swap, parking challenges (lack of parking requirements vs market demands, and storm detention. These efforts ensured the design met both the developer's vision and regulatory compliance.
Bolton & Menk provided comprehensive civil engineering services, including site grading, stormwater management, utility design, and transportation planning. The landscape architecture team designed inviting public spaces that enhance the aesthetic appeal and usability of the space. This included the creation of pedestrian-friendly pathways, green spaces, and outdoor seating areas that encourage community interaction and promote a healthy lifestyle.
